That marks the 23rd consecutive month of annual rent declines, with national asking rents now about 7% below where they were two years ago.

But the story changes depending on where, and what, you rent.

Purpose-built apartments averaged about $2,038, down 3.3% annually, while condo rents fell 7.7%. Among provinces, apartment and condo rents were down year over year in B.C., Alberta, Ontario, Quebec, and Saskatchewan, while Nova Scotia and Manitoba posted increases.

Why is the market easing? CMHC points to more new rental supply, slower population growth, and softer demand in many major markets. Some landlords are even using incentives to attract tenants. But the relief is uneven: lower-priced rentals remain much tighter than newer, more expensive units.

What renters should take from this:
More choice may mean more room to compare listings, ask about incentives, and avoid rushing into the first available unit, but affordable rentals are still highly competitive in many communities.

👉 Explore rentals and follow the Canadian market at www.Rent-Life.ca

Are rents coming down where you live, or are you still seeing high prices?
