At the same time, not every unit type is moving the same way: Toronto\u2019s three-bedroom rents were up 3.5% year over year, while two-bedroom rents edged up 0.3%.<\/p>\n\n\n\n<p>There\u2019s another important shift behind the numbers: more rental supply is coming online. CMHC reports that Toronto\u2019s purpose-built rental starts jumped 82% in the first half of 2026, helping bring the market closer to balance. CMHC also expects Toronto\u2019s vacancy rate to reach about 3.8% in 2026, up from 3.0% in 2025.<\/p>\n\n\n\n<p>What does that mean for renters?<\/p>\n\n\n\n<p>More choice in some segments. More incentives on newer units.
